1. How long have you been in business?
2. What is your approach to a project of this scope?
3. How do you operate?
4. How experienced are your employees and subcontractors?
5. Is your company a full service or specialty firm?
6. Do you have design services available?
7. Are you licensed and bonded to do business in this state?
8. Are your company’s employees certified?
9. May I have a list of references for projects you have completed which are similar to mine?
10. What percentage of your business is repeat or referral business?
11. How many projects like mine have you completed in the past 12 months?
12. Will we need a permit for this project?
13. What is the time frame for starting the project?
14. Do I feel comfortable with and trust the person I am about to hire?
15. How much healthcare real estate experience does the firm have?
16. What is the scope of the developer’s capabilities, and can the developer deliver? (Typically need development, financing and program management capabilities and, for medical office buildings (MOBs) and other leased spaces, marketing, leasing and property management services.)
17. How much experience does the developer have with this specific product type?
18. Does the developer understand healthcare? (Must also understand the healthcare industry. Developers should have a clear grasp of healthcare trends as well as regulatory, compliance and reimbursement issues, and they need to understand how those issues affect facilities planning, design and development.)
19. How are their finances and does the developer have the resources and relationships necessary to assist with financing, if necessary?
